The four ceiling types you'll be quoted
- Gypsum board — the workhorse for homes and offices, factory-made panels
- POP (Plaster of Paris) — traditional, moulded curves, more labour-intensive
- Grid / T-bar — standard for office floors, easy access to ducts above
- Wooden — warm designer look, higher cost, needs periodic polish
For 95% of residential jobs in Hyderabad, gypsum is the correct answer. POP still has a place in traditional homes but crack risk is higher.
Per-sq-ft rates in 2026
- Simple perimeter gypsum with cove strip — ₹75 – ₹120 / sq ft
- Full-room gypsum with lighting design — ₹120 – ₹180 / sq ft
- POP ceiling — ₹90 – ₹140 / sq ft (labour heavy)
- Grid ceiling for offices — ₹80 – ₹110 / sq ft
- Wooden ceiling accents — ₹250 – ₹450 / sq ft
- Multi-level designer ceilings — ₹200 – ₹350 / sq ft
- Fabric / stretch ceilings — ₹850 – ₹1,600 / sq ft (imported)
Materials that matter (and where studios cheat)
The visible board is only 30% of the false-ceiling cost. The invisible 70% — framework, jointing tape, putty and lighting integration — is where cheap studios cut corners. Insist on:
- GI framework (hot-dip galvanised, not painted MS)
- Saint-Gobain, Gyproc or USG Boral boards — not unbranded
- Jointing tape at every board seam
- 2 coats of putty + 1 primer + 2 emulsion coats
- Access panels near AC ducts for future service
A quote under ₹65/sq ft for gypsum in Hyderabad almost always skips one of these — usually the jointing tape, which is why cracks show up in 18 months.
How much of the room should get false ceiling?
This is a genuine design decision, not a cost-saving one. Different rooms warrant different approaches:
- Living / dining — full ceiling with cove design (guests notice)
- Kitchen — partial peripheral only (avoid full drop due to steam)
- Master bedroom — full or peripheral with a headboard cove
- Kids bedrooms — peripheral or skip entirely to save budget
- Foyer — always include, especially with a chandelier drop
- Balcony — no false ceiling unless enclosed
Lighting integrations that make ceilings sing
- Recessed downlights — general ambient light
- LED strip in a cove pocket — soft indirect warm light
- Profile lights — sleek flush lines for modern rooms
- Gimbal spots — accent focus on art or feature walls
- Fan drops — plan the ceiling around fan position, not vice versa
